Starting a Tenancy

Before renting a property, all parties involved should be familiar with the regulations put in place for how residential properties are rented in British Columbia.

  • Tenancy agreements: Know what to expect when entering into this kind of agreement
  • Deposits: Get information about the different types of deposits and fees required by landlords
  • Pets: Landlords and tenants should discuss whether pets will be allowed in a rental unit
  • Moving in: Review these landlord and tenant responsibilities to help ensure moving day goes smoothly

Landlords Need To Consider:

Keeping rental properties in pristine condition – they should all local standards.

Carefully review each possible tenant:

  • Ask for proof of identity
  • Thoroughly check all references
  • Contact previous landlords to ask about rental and payment history
  • Conduct a credit check to confirm income and financial suitability
  • Get the names of all persons to be living in the rental unit

Tenants Need To Consider:

If a deposit of any kind is needed pay it in full only after viewing the unit.

Before moving in, walk through the residential rental unit and complete an inspection report with your landlord.

Also consider:

  • Is the agreement with the owner of the property (or the landlord) or is it just an agreement with a roommate (if so, the Residential Tenancy Act does not apply)?
  • Does the agreement allow you to add a roommate without the landlord’s permission?
  • Is the tenancy agreement month-to-month or for a fixed length of time?
  • Is a security or pet damage deposit required?
  • Are things like parking, storage, laundry or utilities included in the tenancy agreement?
  • What are the rules of the building or property?

Updated Kitchens Get Higher Rents

Everyone wants to have a beautiful house. But, it takes a lot of time and money to create the house you have always wanted to have. You should save money and have wonderful ideas if you want to have a nice, comfortable, and functional house. The article linked below shows how you can create the kitchen of your dreams and increase the value of your home substantially.

Before you begin with the whole process, you must be sure that you have enough money for creating the kitchen you like. Also, you have to do a lot of research to have as many good ideas as possible. When you do that, you will be able to combine several different kitchen styles, colors, and other things, and create the one you like. If you already have a lot of good ideas, then you have to find the designer who will help you draw it and maybe give you some better idea.

If you are renting your property and want to create more value without completely breaking the bank, a kitchen redesign is the way to go.
